Market Report July 2017

Above is a link for our Bodega Bay Market Report for 12 months ending 31 July 2017.

The median price went up for Bodega Bay from $817,500 to $825,000 for a 12 month rolling average and up from $932,500 to $949,500 in Bodega Harbour. July saw 9 homes placed in escrow (6 in Bodega Harbour) list price from $739,000 to $1,350,000.  There were 5 closings in July (4 in Bodega Harbour) from $629,000 to $1,020,000.   1 lot went into escrow listed at $329,000 in Bodega Harbour.  Total listing inventory is at 18 homes (6 in Bodega Harbour), down from last year of 24 homes available for sale, total sales for 12 months is 49 homes of which 30 are in Bodega Harbour, this is down from 67/43 homes respectively for the prior 12 months.   We have kept monthly median house prices since 2000 and have market reports going back to 1994.  If you are interested in the historical perspective, please email us and we will send it to you.

Sonoma County Median Home Sale Price Reaches All Time High

SONOMA COUNTY, CA — The median price paid for homes and condos in Sonoma County and two other Bay Area counties – Alameda and Santa Clara – climbed to new all-time highs in June, as did the median for the overall region, real estate data service CoreLogic stated in a news release Wednesday. The median price paid for all homes sold in eight Bay Area counties in June set a record high of $735,000, up 1.4 percent from the previous record median price of $725,000 in May, according to CoreLogic. The $735,000 median price in June was up 7.5 percent from June 2016 when the median price was $683,750.

According to CoreLogic, Sonoma County’s median home sale price of $588,500 in June was an 11-percent increase from $530,000 in June 2016.

Fish Report

August 1, Salmon Heats Up, Rockfish Limit

The weather was dead flat on Tuesday 8-1 and Rick on the New Sea Angler posted up a banner score. Rick ran north to Fort Ross and reported 268 assorted rockfish for 28 anglers adding 13 lings to 12 pounds. In addition they had 40 salmon to 13 pounds. Most of the salmon are next year’s fish averaging 5 to 8 pounds with a few larger fish in the mix.

We heard that on the commercial front (the season reopened today) that some boats were releasing upwards of 20 (sub 26″) for every keeper caught. This is great news for next season as these fish will be staying and growing in the local waters for another year. There is a second school of fish south of Point Reyes where private boaters are seeing limits of sport and some larger fish in the mix.

There are also halibut showing along Ten Mile beach and inside of Tomales Bay in good numbers. The forecast looks great for the next few days

This is the phoronid Phoronopsis harmeri (formerly Phoronopsis viridis).  Note the long tentacles and the greenish coloration.  This species lives on the tidal flats in Bodega Harbor.  It’s amazing to me that you can just park on the side of the road, walk out onto the mudflats, and find these beautiful animals in shallow pools.  (There are only 14 species of phoronids in the world!).

Campfire Programs on August 5th

Bodega Bay: Sonoma County Regional Parks begins its interactive campfire discussion program on nature topics at the Doran Beach amphitheater, 201 Doran Beach Road on Saturdays 6 to 7 p.m. through Nov. 25. Dress appropriately for the weather, bring a snack and water. Call 707-875-3540 for information.
