Market Report June 2017

Above is a link for our Bodega Bay Market Report for 12 months ending 30 June 2017.

The median price went up for Bodega Bay from $797,500 to $817,500 for a 12 month rolling average and up from $855,400 to $932,500 in Bodega Harbour. June saw 7 homes placed in escrow (5 in Bodega Harbour) list price from $629,000 to $1,500,000.  There were 9 closings in June (5 in Bodega Harbour) from $543,000 to $1,595,000.   No lots went into escrow or were sold in June.  Total listing inventory is at 18 homes (6 in Bodega Harbour), down from last year of 20 homes available for sale, total sales for 12 months is 48 homes of which 28 are in Bodega Harbour, this is WAY down from 71/46 homes respectively for the prior 12 months.   We have kept monthly median house prices since 2000 and have market reports going back to 1994.  If you are interested in the historical perspective, please email us and we will send it to you.

Interesting Note:  Sonoma County ranks 19th among ‘hottest’ housing markets in the nation, according to Realtor.com.

Sales of Million Dollar Homes Surge in Sonoma County

“The county this month became nationally recognized for a jump in seven-figure properties on the market. Listings and sales in that segment are increasing, even as sales have sagged in the rest of the market.

“A sizable portion of activity in the million-dollar-plus segment has been fueled by affluent Bay Area buyers looking for a slice of tranquility in the country. That includes buyers who’ve recently struck it rich around Silicon Valley.”

“Acknowledging his fondness for superlatives in describing the fishing, Keith Fraser of Loch Lomond Bait Shop in San Rafael, went beyond the usual this week, telling me that fishing in San Francisco Bay right now is “… the best I’ve seen in 49 years.”

Anglers are catching monster sturgeon in the North Bay near the Pump House and Buoy 5, and halibut and striped bass all over the Bay including the usual places near Angel Island, Red Rod, and the Brothers and even off the breakwater near his shop.

He also mentioned that salmon are coming in and party boats heading out of the Golden Gate are finding lots of salmon.

“Now is the time to come down here and go fishing,” Keith suggested. He can book a spot on a bay party boat for you. Call him at 415-456-0321.

Almost as sensational is the fishing off the Sonoma Coast, where Capt. Rick Powers of Bodega Bay Sportsfishing has been finding limits of rock cod plus lots of lingcod and even salmon for his party boat clients.

He noted that the salmon, which have been biting aggressively south of Point Reyes are now moving north to his home waters. “This weekend and next week, the condition and weather are going to be perfect for salmon. The northwest winds we had last week will be gone. We’ve got blue whales around us and lots of krill (bait) swimming all over. It is what we call salmon water,” he added.

  • July 2nd: Bodega Bay Firefighters Association Pancake Breakfast, 7:30am – 11am at the Bodega Bay Grange, 1370 Bodega Avenue, Bodega Bay, CA 94923. All proceeds go to support the Bodega Bay Firefighters Association.
  • July 15th & 16th: Civil War Days in Duncan’s Mills, CA 95430. Northern California’s largest civil war reenactment and one of the largest reenactments west of the Mississippi! This amazing event encompasses living history at its best with civil war period clad individuals performing battle scenarios and offering historical information about their equipment and character. This is the best history class you’ll ever take! Bleachers and straw bales are provided for seating during battle scenarios but you are welcome to bring your own chair. There is a hot dog shack if you get hungry or you can bring a picnic! Plan to stay all day to get the most out of your historical experience!
