Welcome to August on the Sonoma Coast! Regarding real estate, in the last few months, the frenzied market of the last two years seems to have cooled a bit. The "days on market" counts have increased. Previously, coastal homes were selling as soon as they hit the market with multiple offers.  Now, the market seems more balanced. In the white-hot market, competition was fierce. Now, a winning offer may have a loan, have inspection continencies, or even possibly be contingent on the sale of a home. While it is still a seller's market, property condition and proper pricing are critical. Also, people are traveling this summer to almost pre-pandemic levels after a 2-year hiatus. We may be shifting to a pre-pandemic normal marketing calendar with a predictable uptick in real estate activity after Labor Day.  

The Bodega Seafood Festival is Back!

The Bodega Seafood, Art & Wine Festival has it all! A benefit for two wonderful non-profits, it features a beautiful art and fine craft marketplace, lots of delicious food of all kinds, a tasting with over 40 wineries and breweries, 3 stages of entertainment, fun kid’s activities and more. Held on a picturesque, rural ranch a few miles inland from the spectacular Sonoma Coast, the location is as unique as the festival. Drawing 9-10,000 people annually, the festival has a loyal local, and not-so-local, following, plus many visitors from throughout the Bay Area and beyond. This event has a reputation as one of the top-quality art, food and tasting events in northern California. A portion of the proceeds benefits Stewards of the Coast & Redwoods, the non-profit working in tandem with the California State Parks in the Russian River region, and the Bodega Volunteer Fire Department. Bodega Bay Salmon Fishing ‘very productive’ So Far This Season.

(Chad Surmick / Press Democrat) “The ocean conditions right now are probably the best we’ve seen in the last 10 years,” said Dick Ogg. The bounty comes from colder-than-normal waters, caused by a process called “upwelling,” when winds bring nutrient-rich water from the deep ocean up toward the surface. This upwelling has brought record-breaking numbers of anchovies to the Central and Northern California coast in recent years, which salmon feed on. In the short-term, increased upwelling is great for salmon fishing.
