Welcome to November on the Sonoma Coast. There is a return to a pre-pandemic marketing schedule. Late fall and winter are typically less active real estate markets. For those thinking about selling their homes in 2023, now is the time to start planning to address needed projects and "dial-in" your property for early Spring market and beyond. Remember, we're always happy to consult with you to help you get the "most bang for the buck" for your pre-market improvements to then help your property obtain the highest sales price. Lately, for homes coming to market, pricing and condition of the home are critical. Buyers are more cautious than they were in the previous two years. Yet, those coastal homes that have been strategically presented have gone into contract quickly. Others have remained on the market longer, some with price reductions. For buyers, softening prices and less competition has been a benefit. In today's shifting market, it is as important as ever to work with real estate experts who are skilled in negotiation to your benefit, whether buyer or selling.
